More ambitious plans now submitted by developers hoping to build a new hotel next to Blackpool Winter Gardens

Developers have submitted revised plans for a hotel next to the Winter Gardens in Blackpool with more than 100 extra bedrooms now proposed.

Outline planning permission is already in place for a 160-room hotel on land between Alfred Street, Adelaide Street and Leopold Grove, which is currently used as a car park.

But new documents are seeking permission for a hotel with 266 rooms in a five-storey block which covers the whole site and incorporates car parking into a mezzanine level. It is believed the proposed hotel could operate under the Marriott brand.

The application is seeking to vary the conditions of the already approved scheme, rather than starting from scratch with a new application.

New pictures of the scheme have also been drawn up by architects Studio Moren on behalf of Mottram Estates and C1 Capital Partners, who have been working with Blackpool Council for the past year.

Documents submitted with the application say: "This proposal comprises the reconfiguration of the overall layout following a design evolution process to accommodate the requirements of two hotel brands.

"The application will result in an increase to the number of rooms to 266 across a dual-branded hotel development, along with associated updates to the landscaping and access arrangements."

Similar to the previous scheme, the proposed hotel would have five storeys plus a mezzanine level for car parking, service area and cycle storage.

The ground floor would comprise hotel public areas, a gym and a drive-through drop-off point with bedrooms on the upper four floors. The main entrances to the building would be located on Adelaide Street and Leopold Grove.

Documents add: "The aim is to create high-quality guest room accommodation in this location with vibrant publicly accessible ground floor uses with accessible and legible entrances.

"This will enable strong visual and physical links to the external spaces around the building and the listed Winter Gardens and conference centre opposite."

Blackpool Council bought the site around two years ago for an undisclosed sum after it had been marketed for sale with a £3m price tag.

According to its website, C1 Capital currently asset manages six hotels throughout the UK consisting of 1,200 bedrooms with a capital value of more than £385m and a total turnover of more than £56m. These include three in London, including Hilton London Olympia.
